Houses for sale in Dobsonville are mostly freestanding 2- and 3-bedroom homes in an established part of Soweto, often with outside rooms. You will find them on Property24, Private Property and estate agency sites, and sometimes through private sellers. On 13 September 2026 most Dobsonville houses on the two big portals were asking between about R700,000 and R1.3 million, and a purchase up to R1,210,000 pays no transfer duty.

Below is how to search properly, what the current market looks like, what buying costs, and a checklist to avoid scams. For rentals, rooms and JOSHCO flats, go back to the Dobsonville Property hub.

Dobsonville Property Market Overview

Dobsonville is a built-up township where most sales are resales of existing family homes. Property24’s trends page counted 65 Dobsonville properties on the market in August 2026, down from 82 in March 2026. In August, 3-bedroom homes made up the biggest group (28 listings), followed by 2-bedroom homes (18). The rest were larger homes of 4 or more bedrooms and a handful of smaller units.

Supply also differs by site. For Dobsonville Gardens, Property24 displayed nine houses for sale on 13 September 2026 while Private Property showed none. Always check more than one portal before deciding that nothing is available in the area you want.

Houses for Sale

Here is what you are likely to see when you search for a house for sale in Dobsonville:

Searching for “Dobsonville extension houses for sale”? Property24 files homes under separate areas such as Dobsonville Ext 2, Dobsonville Ext 3 and Dobsonville Ext 5. Run a search for each extension, and confirm the extension and erf number on the title deed.

Houses & Flats to Rent

Not ready to buy? Renting in the area first lets you test the commute and the street. Rental adverts on the portals were scarce in September 2026, so see the Dobsonville Property hub for where rentals, flats and social housing are listed and how your deposit is protected.

Rooms to Rent

If the house you buy has outside rooms, you become a landlord when you let them. The Rental Housing Act applies to all rental housing, and the Gauteng Rental Housing Tribunal hears disputes between landlords and tenants at no cost. Keep deposits in an interest-bearing account, charge only actual utility costs and give receipts.

Buying a house with tenants already in it? The Tribunal notes that an owner may sell even during a fixed lease, but tenants must be told if the new owner will not keep them. Ask the seller for copies of the leases before you sign.

Prices & Affordability

Portal prices are what sellers are asking, not what homes sell for. Treat the R700,000 to R1.3 million range as a rough starting point from 13 September 2026 search results, and ask the agent or your bank for recent sales in the same street before making an offer. Property24 also sells street-level sales reports if you want to check transfers yourself.

Transfer duty is paid by the buyer and must reach SARS within six months of the date of acquisition, after which interest is charged. If the seller is a VAT vendor, VAT applies instead of transfer duty. The SARS transfer duty table from 1 April 2026:

On top of transfer duty, budget for conveyancing fees, deeds office fees, bond registration if you use a home loan, and moving costs. Get written quotes before you sign an offer to purchase. A home loan pre-approval tells sellers you are serious and shows you what you can afford.
