Dobsonville Property Market Overview
Dobsonville is an established township, not a new estate. Census 2011 counted 40,328 people living in the Dobsonville sub place on 2.73 km², and the wider area includes numbered extensions and named sections such as Dobsonville Gardens. Housing is mostly freestanding family homes. Many adverts on the portals mention outside rooms or flatlets, which can mean extra space or rental income.
Listing numbers move every week. Property24 recorded 82 Dobsonville listings in March 2026 and 65 in August 2026. Across Soweto the same site showed listings falling from 3,490 to 2,502 over the same months. Fewer listings can mean less choice, so set up alerts rather than checking once.
The portals split Dobsonville into separate search areas, for example Dobsonville, Dobsonville Gardens, Dobsonville Ext 2, Dobsonville Ext 3 and Dobsonville Ext 5. A search for “Dobsonville” alone may miss homes filed under an extension, so search each area you would consider.

Ask for the street address and check it on a map.
Houses & Flats to Rent
Rental stock on the national portals is thin. On 13 September 2026 Property24 showed only three rentals in Dobsonville. You will also find houses and rooms advertised on social media and community noticeboards, which need extra care. The City’s social housing company, JOSHCO, lists a Dobsonville rental complex at 11065 Motseme Street with 502 one- and two-bedroom units. Under the Rental Housing Act your deposit must be kept in an interest-bearing account, and the Gauteng Rental Housing Tribunal says you can ask your landlord for proof that it is in the bank. The Tribunal handles deposit refunds, illegal lockouts and maintenance disputes free of charge.
Rooms to Rent

- Who pays for electricity and water, and how. The Tribunal says a landlord may not profit from utilities and must charge what was actually used.
- Whether you share a toilet, shower or kitchen, and at what times.
- The monthly rent, deposit and notice period, preferably in a written lease. Verbal agreements are also binding, but written terms are easier to prove.
- That the person collecting rent is the owner or has the owner’s permission to let.
Prices & Affordability
Asking prices change daily, so use this as a guide, not a valuation. On 13 September 2026 most houses advertised for sale in Dobsonville on Property24 and Private Property asked between about R700,000 and R1.3 million, with larger homes above that. Homes under R500,000 were rare in those searches. If your budget is lower, widen the search to neighbouring Soweto areas and look at bank repossessions and auctions.
Buyers pay transfer duty to SARS on most private sales. The SARS transfer duty table effective 1 April 2026 (unchanged from the previous year) is:

A house bought for R1,000,000 attracts no transfer duty. At R1,300,000 the duty would be 3% of R90,000, which is R2,700. You also need to budget for conveyancing fees, deeds office fees and, if you use a home loan, bond registration costs. Ask a conveyancer for a written quote before you sign.
Be careful with “rent to buy” offers. Have an attorney check the agreement, make sure it says who owns the house until transfer, and never make payments without a signed written contract.

Buying or Renting Checklist
If you are buying
- Get a home loan pre-approval or confirm your cash budget, including transfer duty and fees.
- Check the agent’s Fidelity Fund Certificate on the PPRA practitioner search. Agents who sell property must hold a valid certificate.
- Ask for the erf number and ask your conveyancer to confirm the registered owner at the deeds office before you sign.
- Put the offer in writing and pay deposits only into a conveyancer’s or agency’s trust account, never into a personal account.
- Phone the conveyancer on a number you found yourself to confirm banking details before any transfer.
- Ask whether outside rooms and extensions have approved building plans.
If you are renting
- View the room or house in person before paying anything.
- Get a lease that states rent, deposit, utilities and notice period.
- Take dated photos at move-in and ask for a joint inspection.
- Keep proof of every payment and ask for receipts.
- If a dispute starts, contact the Gauteng Rental Housing Tribunal before it escalates.
Common scam warning signs: the “owner” is overseas and cannot show you inside, the price is far below similar homes, you are pushed to pay a holding deposit today, or the banking details change by email or WhatsApp.
