On 13 September 2026 Property24 showed eight properties for sale in Dobsonville Ext 3: seven houses asking between R760,000 and R1.3 million, from 2 to 5 bedrooms, plus one income property with eight bachelor units at R1.3 million. All of them were marketed by estate agencies. Houses for sale by owner in Ext 3 do exist, but they are usually advertised by word of mouth, on social media or with a board outside, so you have to do the checks an agent would normally do.

Houses for Sale in Dobsonville Ext 3 by Owner: Current Market Overview
Dobsonville Ext 3 is a residential extension on the western side of Dobsonville, with Dobsonville Gardens to the west and Thulani to the north. Census 2011 counted 11,918 people in 2,984 households there. Housing is mostly freestanding family homes on stands of roughly 240 to 390 m², judging by the erf sizes in current adverts.
Property24 treats Ext 3 as its own search area. On 13 September 2026 its eight results came from four agencies (eXp South Africa, We Trade Property, Rawson Properties and RE/MAX Masters), and one of the 5-bedroom houses was already marked under offer. Private Property does not split out Ext 3, but its Dobsonville results on the same day included Ext 3 houses at R760,000, R780,000 and R980,000. Some homes appear on both sites.
If you want to buy directly from an owner, you will not find many on the portals. Ask neighbours, look for boards on the street and check community groups. Newly listed houses on the portals go quickly, so save an alert for Ext 3.

These are asking prices on one day. Ask the seller or your bank for recent sale prices in the same street before you make an offer. Most houses in the table are below the R1,210,000 transfer duty threshold. On a R1,300,000 purchase, duty would be 3% of R90,000, which is R2,700. You still pay conveyancing and deeds office fees, and bond registration costs if you use a home loan.

- 3- and 4-bedroom family homes: the middle of the market, about R800,000 to R1.3 million.
- Homes with backyard rooms or extra dwellings: marketed as income properties. Ask whether the extra units have approved building plans and whether tenants live there now. The Gauteng Rental Housing Tribunal says tenants must be told if a new owner will not keep them on, so ask for copies of any leases.

Requirements & Application Process
A private sale has the same legal steps as an agency sale. Without an agent, you and your conveyancer carry the checks.
- 1. Budget and finance. Get a home loan pre-approval or proof of cash, and add transfer duty (if the price is over R1,210,000), conveyancing fees and a repair buffer.
- 2. Verify the seller. Ask for the erf number and the seller’s ID. Your conveyancer can confirm the registered owner at the deeds office. If a house is owned by a deceased estate, only the appointed executor can sell it.
- 3. Inspect. View inside and outside, including outside rooms. Ask about approved building plans.
- 4. Sign a written offer to purchase. A sale of land must be in writing and signed by both parties. Have an attorney draft or check it.
- 5. Protect your deposit. Pay only into the conveyancer’s trust account, and phone the firm on a number you found yourself before transferring money.
- 6. Compliance and clearance. The seller normally arranges an electrical certificate of compliance and a City of Johannesburg rates clearance before transfer.
- 7. Transfer duty and registration. Transfer duty is paid to SARS within six months of the purchase date. The conveyancer then registers the transfer.
Scam warning: title deed fraud and fake listings using copied photos are among the scams highlighted in 2026. Walk away if the seller cannot show you inside, will not use an attorney, or asks for cash or a personal-account deposit.
