Buying or Renting Checklist
- View the inside of the house in person before paying anything.
- Confirm the person letting the house owns it or has the owner’s written permission. If an agent is involved, check them on the PPRA practitioner search.
- Ask for the lease in writing. The landlord must provide it if you ask, and it should state the rent, deposit, utilities and notice period.
- Do a joint inspection before you move in and take dated photos.
- Get a dated receipt for every payment. The Act requires the landlord to give one.
- Ask for proof that your deposit is in an interest-bearing account.
- At the end of the lease, arrange a joint inspection in the last three days. The deposit and interest must be refunded within 7 days if nothing is owed, or the balance within 14 days of handing back the house if repairs were needed.
- Never withhold rent because of a dispute. Take the matter to the Gauteng Rental Housing Tribunal, which is free.
Common scams: a house advertised far below similar rents, an “owner” who is away and sends keys by courier after you pay, or pressure to pay a holding deposit by WhatsApp today. Fraudsters also copy photos from real listings. If the same photos appear under a different name or area, walk away.
