Most rooms to rent in Dobsonville are backyard rooms, garage-size rooms and rooms in shared houses let directly by owners. Very few appear on the national property portals: on 13 September 2026 Gumtree showed one room in Dobsonville (Ext 3, R1,800 a month plus a R1,000 deposit) and Property24 showed one house share at R3,500. Most rooms are found by word of mouth, community noticeboards and social media, so you need to check every advert yourself.

Dobsonville Property Market Overview
Dobsonville is an established part of western Soweto made up mostly of freestanding family homes. Many of those homes have outside rooms or flatlets built in the yard, and owners let them out for extra income. That is where most room rentals come from, which is why the formal portals carry so few of them.

The word “room” covers very different set-ups. Ask the owner exactly what you are getting before you view.

Many searchers look for a room with “no deposit” or with “no landlord” living on the property. Both exist, but be careful: an advert that promises no deposit and asks for an “admin fee” or “key fee” before a viewing is a common scam pattern. Prices & Affordability
There is no official rent index for backyard rooms in Dobsonville, and too few rooms are advertised online to give a reliable average. Here is what the portals showed on 13 September 2026:

Searches for “rooms to rent in Dobsonville for R1,500” are common. Rooms at that price do come up, but we could not find one advertised online on the day we checked. When you compare prices, ask what is included. Some rents include water and electricity; others use a prepaid meter. The Rental Housing Tribunal says a landlord may not make a profit on utilities and must charge you what was actually used.
A deposit is not capped by law. The Rental Housing Act says it is the amount agreed between you and the landlord, so negotiate before you pay and get the amount written down.

Buying or Renting Checklist
Before you pay
- View the room in person, in daylight, and meet the owner or an agent you have verified.
- Ask for the owner’s name and check it matches the person you pay. If an agent is involved, check them on the PPRA practitioner search.
- Agree the rent, deposit, what utilities cost, and the notice period.
- Pay by bank transfer or get a receipt. The Act says a landlord must give a dated written receipt showing the address and what the payment was for.
When you move in
- Ask for the lease in writing. The landlord must put it in writing if you ask, although verbal agreements are also binding.
- Inspect the room with the landlord before moving in and take dated photos of any damage.
- You may ask for written proof of the interest earned on your deposit.
When you move out
- Arrange a joint inspection within the three days before the lease ends.
- If nothing is owed, the deposit and interest must be refunded within 7 days. If repairs are needed, the balance is due within 14 days of handing the room back, with receipts for the costs.
- You cannot use your deposit as your last month’s rent.
- A landlord may not lock you out or cut your electricity. Only a court can order an eviction.
Scam warning signs: the “owner” cannot show you the room, asks for a deposit to “hold” it before a viewing, uses photos that look like a different area, or pushes you to pay today. If you are in a dispute, take your ID, lease and proof of payment to the Gauteng Rental Housing Tribunal, which does not charge for mediation or hearings.
