There were no whole houses to rent in Dobsonville Ext 3 on the main property portals on 13 September 2026. Property24’s only Ext 3 rental was a bachelor unit at R4,200 a month, and the nearest house on offer was a 3-bedroom house elsewhere in Dobsonville at R5,800 a month. On top of rent, agree in writing who pays for electricity, water, refuse and repairs. The Rental Housing Tribunal says a landlord may not profit from utilities and must charge the actual amount used.

Requirements & Application Process
Renting directly from an owner
- Expect to show your ID and proof of income. Some owners also ask for a reference from a previous landlord.
- Ask the owner to show proof that they own the house or have the owner’s written permission to let it, such as a title deed or a municipal rates account in their name.
- View the whole house in person, including the ceiling, taps, electrics and locks.
- Ask for the lease in writing. The landlord must put it in writing if you ask, and it should state rent, deposit, utilities, repairs and the notice period.
- Inspect the house together before you move in and take dated photos.
- Pay into a bank account in the owner’s name, and get a dated receipt for every payment, as the Act requires.
Your deposit and moving out
- The deposit amount is whatever you agree; the law does not cap it.
- It must earn interest, and you may ask for written proof.
- Arrange a joint inspection in the three days before the lease ends. If nothing is owed, the deposit and interest must be refunded within 7 days; if repairs are deducted, the balance is due within 14 days, with receipts.
- If you stay on after a fixed lease ends with the owner’s consent, it becomes a month-to-month lease needing at least one month’s written notice.
Scam warning: do not pay a deposit to “reserve” a house you have not seen, and be wary of an “owner” who is away and will send keys after payment, or of rents far below similar homes. Disputes go to the Gauteng Rental Housing Tribunal, which is free. Only a court can order an eviction.
